Typical Payment Process
How do I pay for my new home? Different properties require different processes, and of course, remember to take into account additional costs.
STEP 1:
First payment = 10%-15% deposit.
- Once your Lawyer has helped you to open your Greek bank account, your deposit should be paid.
- The Lawyer will make a search on the land to ensure clear title and the Notary Public will prepare the contract.
- The Lawyer will then pay your deposit to Vision of Crete to secure the land purchase.
STEP 2:
Final payment = Remaining Balance.
- The balance of payment is due to be paid on the signing of contracts by all parties.
NOTE:
- Remember to budget for Lawyers, Notary Public and Land Transfer fees.
STEP 1:

- Once the Lawyer has helped you to open your Greek Bank Account, your deposit should be paid.
- The Lawyer will make a search on the land to ensure clear title.
- The Notary Public will prepare the contract.
- The Lawyer will then pay your deposit to Vision of Crete.
STEP 2:
Second payment = 30%*
- Your next payment should be made into your Greek Bank Account.
- This payment completes the land purchase and the land is registered in the local Land Register in your name.
- Building work is begun with the excavation of the site and the laying of the foundations.
STEP 3:
Third payment = 30%
- This payment is the first stage construction payment.
- It covers building the framework up to completion of brickwork on walls.
- Roofing work, beginning of plasterwork and laying of pipe-work.
STEP 4:
Fourth payment = 30% less €1,000.00
- Second stage construction payment covers plumbing, electrics, installation and completion of doors and windows.
- All fixtures and fittings and any additional works required by the customer by way of extras.
- It also covers final painting, finishing works and clearance of the site.
STEP 5:
Fifth payment = €1,000.00
- This final payment is made when you receive the keys to your new home from Vision of Crete.
*Most customers combine the first 2 payments in one bank transfer in order to reduce costs i.e. bank charges and commissions.

- The Notary Public will check and prepare the contract.
- The Lawyer will then pay your deposit to Vision of Crete to secure the purchase.
STEP 2:
Second payment = 15%-20%
- This payment covers the internal clearance of the house and removal of plaster from walls.
- A survey is carried out by a Civil Engineer/Architect to determine extent of works to be carried out.
- Further structured payments can then be agreed.
The following expenses for buying a property (excluding the price of the property) are set by the Greek state:
- Property Purchase Tax
- Municipality Tax
- Expenses for the Notary Public
- Expenses for Legal Representation
Additionally, there are agent fees to consider.
